LOCATION TOME VISTA subdivision is located in Valencia County, New Mexico. Approximately 3 miles east of Highway 47 just off State Route 263, along the Manzano Expressway Corridor. |

| GROWTH
Valencia County is one of the fastest growing areas in New Mexico. The County has seen an approximate 70% increase in population during the nineties. Current estimates on the population area are approximately 75,000 persons. Conservative projections indicate another thirty thousand persons will live in Valencia County by the year 2020. That increase will require another 10,500 new dwelling units. |

EMPLOYMENT Employment is concentrated in the trade and service sectors, along with an expanding industrial park to the west of Los Lunas. Expanding governmental facilities and the supporting services (both state and federal) will continue the need for a semi-skilled work force. Affordable housing is needed to meet this expanding work force. Countywide 61% of residents are employed outside Valencia County. The metro Albuquerque marketplace is an easy commute from Valencia County. |

COMPREHENSIVE PLAN The principal behind Valencia Countys Comprehensive Growth Plan is to create a balanced community where current and future residents have a range of housing choices, employment opportunities, consumer opportunities and a full range of government and quasi public services. Residential developments should included housing for individuals and families throughout the various life stages. The consumer needs of the residents should be met by regional, community and neighborhood business centers. Tome Vista is located in the core activity area of Valencia Countys east side, along the Manzano Expressway Corridor. Tome Vista is quality development for the county. The subdivision is also 1/4 mile to Manzerro Plaza and Business Center a Community Commercial Development for eastern Valencia County. |

PLAN CONCEPT Tome Vista and the Community Commercial Development are part of the plan concept working in concert with Valencia Countys Comprehensive Growth Plan. The Plan Concept along the Mazano Expressway is to create a land use pattern of mixed uses which combines residential and commercial areas in a way that respects its unique setting. The commercial development will alleviate traffic congestion in the valley and provide convenient services to residential projects, like Tome Vista. Tome Vista will partially fulfill the housing needs of the growing work force and overall population growth in Valencia County. |
